项目概况:西光厂地块用地范围东起万寿路,西至公园北路,北起长缨路,南至长乐中路,总占地面积780亩。根据《幸福路地区总体规划》,该地块由四宗土地组成,全部为商业金融用地。按照幸福林带核心区城市规划,该地块将规划2栋超高层建筑及附属商业楼宇群,主要发展集商贸、酒店、金融、办公、休闲观光为一体的城市综合体。目前,西光厂地块已收储。

Project Overviews: Xiguang New Area borders Wanshou Road to the east, Gongyuan North Road to the west, Changying Road to the north and Changle Middle Road to the south, spanning an area of 780 mu. According to the Overall Planning for Xingfu Road Area, this area is divided into 4 commercial and financial zones. In light with planning for core zone on Xingfu Road Belt, 2 skyscrapers and commercial premises are going to be built to develop an urban complex that supports shopping, hotel, financial services, office and recreation and sightseeing. Currently, Xiguang new area is ready for reconstruction.

项目概况:拟在原东方集团有限公司整体搬迁后的800余亩土地上进行总体开发,引进实力雄厚的房地产开发公司,修建多栋大型商业广场、商住楼,全力打造成集商业、休闲、餐饮、娱乐、居住于一体的东郊新商业中心。目前西北工业集团的新厂区正在加紧建设当中,很快将会完成搬迁工作,该项目目前正处在策划招商阶段。

Project overview: the area of over 800 mu of the Dongfang Group Co., Ltd is open to development right after the company moved to its new plant. Big real estate development companies will be introduced to build multiple shopping malls and commercial and residential buildings, making this area the new commercial center in the eastern suburb of Xi’an with the functions of shopping, recreation, catering, entertainment and residence. 项目概况:项目位于铁路专用线以西,复聪路以东,咸宁北路以北,韩森路以南区域。项目用地总面积约589亩(其中福利区占地面积约340亩,安置地占地面积约249亩,最终以规划用地面积为准)。改造范围包括21街坊、22街坊、25街坊、28街坊、29街坊、31街坊、秦苑小区7个福利区以及厂区共12宗土地,涉及住户约5500户,总拆迁建筑面积约36.7万平方米。

Project overview: the whole area borders the railway to the east, Fucong Road to the west, Xianning north Road to the south and Hansen Road to the north. Project area occupies about 249 mu (of which about 340 mu are the welfare area, 249 mu are for relocation. The project area is subject to the final planning). The reconstruction covers 12 areas including 21st

 street, 22nd street, 25th street, 28th street, 29th street, 31st street and 7 welfare area of Qinyuan Community. About 5500 household are involved and the whole demolition area is about 367,000 square meters.

项目概况:十里铺村、东小寨村、张一村、张二村、尹家街村、董家门村和杨家湾村7个村位于幸福路综合改造区东北部,行政区划均属灞桥区十里铺街办。经调阅土地地籍资料和现场指界,7个村共有村域土地面积2637亩(幸福路地区934亩),本次可纳入整体改造的土地面积为1367亩,共涉及村民住户1680,7494人,需拆除建筑总面积140万平方米,需建设安置房面积约80万平方米。

Project overview: Shilipu village, Dongxiaozhai village, Zhangyi village, Zhanger village, Yinjiajie village, Dongjiamen village and Yangjiawan village are located in the northeastern part of the reconstruction region planned along Xingfu Road and are under the administration of Shilipu sub-district office in Baqiao District. The seven villages cover an estimated area of 2,637 mu according to cadastral data and onsite measurement, of which 1,367 mu could be included into this reconstruction project. A total of 1680 households and 7,494 people will be relocated, a total area of 1.4 million square meters is to be demolished and a placement area of 800,000 square meters is to be built.

Project overview: this project is located in the Daming Palace community at Ziqiang Road, bordering Longshou East Road to the west, Longshou North Road to the north, Jianqiang Road to the east and Lianzhi Road to the south. The project area is about 206 mu, with a total floor area of 140,000 square meters and a total of 1709 house proprietary certificates. In compliance with the planning requirements set by the Protection Supervision Committee of Daming Palace Relics, land in this area is limited to commercial and service purposes with height limit of 24 and 36 meters. Meanwhile, due to the width extension of Jianqiang Road and Longshou Road, areas left available are only about 124 mu. That is floor area of 200,000 square meters, calculated by plot ratio of 2.5.

Project description: this project is located in the food market pit on the southeast corner of Xincheng Plaza. It is built from Huangcheng Haifang Hotel and Xincheng International on the north and extended to Xi’an Lemanjia Subsidiary Food Plaza on the south; the west boundary of this project is Xi’an Fukai Hotel and the east boundary is Xijing Auto Plant. It covers about 14.2 Acres involving 305 companies and residential units. The demolition area is 23,000 square meters, including 17,000 square meters of residential area, 566.82 square meters of non-residential offices, 3325.13 square meters of hotels, 574.16 square meters of warehouse and 1899.67 square meters of business buildings. The resettlement budget is about RMB 210 million. It is shown through diagnostic investigations that the main premises in this area are mainly buildings built by the City Real Estate and Land Administration 3rd Branch and the surrounding residents, and there are less basic facilities in this area, so the living condition in this area is poor and the residents strongly desire renovation.

Project description: this project is located at No. 1, Xingfu Nan Road. The total area of this block is about 308 acres. It is planned to make complete renovation to 49 acres of No. 1 line exclusive used by Dongfang Plant of Northwest Industrial Corporation Co., Ltd., 183.48 acres of land in Yanta District Jiapo Village, 1.5 acres of warehouse of Yanta District Food Bureau and 74 acres of land in Yanta District Shijia Wan Village in order to build a cultural industrial base incorporating industrial relics display, creative and cultural experience, regional headquarters economy and high-end services.
